Our Terms and Conditions

 

 

for clients renating a holiday let property where we are the keyholders to the property

This forms the basis of the contract between Rent Sell Me A Property.com and the client.  The rental of the property is conditional upon the acceptance of these terms where Rent Sell Me A Property.com are the keyholders.1. You should confirm the availability of the selected property with us prior to making any firm travel arrangements. Upon booking, a non returnable deposit of £100 will be required immediately. The balance to be paid 6 weeks prior to your holiday. You will be sent a reminder to pay the balance by your preferred choice of communication. Rent Sell Me A Property.com will advise you of payment methods once the booking is confirmed. In some circumstances payment on arrival in Euro can be arranged.
2. The property is to be used by those named on the booking form for the purpose of a holiday only. A reasonable standard of dress and behavior is expected. The accommodation provided is only for the use of the clients named on the booking form. Sub-letting or assignment of the property to others is not permitted.
3. A £100 returnable deposit will be required when you book your holiday. This is a guarantee against damage to or misuse of the property. This is fully refundable within 10 days to your bank account once the property has been checked and cleaned. Rent Sell Me A Property.com will need your account details to repay the deposit.
4. The property will normally be available for your use from 16:00hrs. On your arrival day. On your departure day we ask that you vacate your property by 10:30hrs. to allow access for housekeeping of the property. Wherever possible, at your request, these times can be amended to coincide with your flight times and by prior arrangement with Rent Sell Me A Property.com .
5. The rental costs include the provision of bed linen and towels. We do however ask that you bring your own beach/pool towels. 
6. You will be sent directions to the Rent Sell Me A Property.com  office where keys for your property can be collected. In some instances a staff member of Rent Sell Me A Property.com will be available to meet you at the property in which case directions will be sent to you. Airport Transfer can also be arranged by Rent Sell Me A Property.com if required at an additional cost where keys will be exchanged then.
7. All properties are privately owned and as such may be of varying standards of fixtures and fittings.
8. In the unlikely event of a break in supply of services to the property our liability is limited to endeavoring to resolve the problem to the best of our ability as we are at the mercy of the local authorities.
9. Rent Sell Me A Property.com  reserve the right to inspect the property at any time during the tenancy after giving the tenant prior written notice of intent.

Our Terms and Conditions for Landlords with a Holiday Let Property where we are the keyholders to property.               This forms the basis of the contract between Rent Sell Me A Property.com and the Landlord.  The rental of the property is conditional upon the acceptance of these terms where Rent Sell Me A Property.com are the keyholders.                     Definitions:
“We” and “our” and “us” means Rent Sell Me A Property.com “You” means the property owner
“Your property” and “the property” means a property you have a legal right to rent out
“Customer” and “customers” means the person renting the property from you
Acceptance of terms- By using our services you are fully accepting our terms, conditions and disclaimers contained in this notice. If you do not accept these terms and conditions you must not use our services.
We reserve the right to update or amend these Terms and Conditions at any time and your continued use of our services following any changes shall be deemed to be your acceptance of such change. It is therefore your responsibility to check the Terms and Conditions regularly for any changes.
We will market the property for you internationally and locally, take the booking inquiries and organize the payments.
The web sites we will use to advertise your property will be

We will construct a web page for your property
We will photograph your property using the services of a professional photographer
We will describe your property for the web sites
We will advise of the rental income you should charge and expect to achieve for your property
We will always act in your best interest and follow your instructions and so if you wish to submit your own description or photographs you can do so, if you wish to advise us the rental you want to charge for your property you can do so. We will advise you if we think this is of detriment to the aims we are trying to achieve however you do not have to follow the advice we offer.
We act as the booking agent for you
We will only provide our service to customers who book the property through us
We will take 12%  plus IVA of 16% commission of the rental per booking but we will not take any fees until we have received an initial booking.
We will forward monies less our fees to you when the customer vacates the property at the end of the specified booking period. We will take a refundable damage deposit of £100 from the customer at the time of the initial booking
We will follow the guidelines as laid out regarding the refundable damage deposit of £100
“We will check the property for damage when the customers leave. If there is no damage we will return the deposit to the customer within 7 days. If damage is discovered we will deduct the amount agreed with you and forward any remaining monies to the customer within 14 days. Any monies deducted for damage will be forwarded to you within 14 days or we will put right any loss or damage as instructed by you. Any dispute over damage or loss of deposit will be between you and the customer.  Any dispute over this matter will be between you and the customer.”
We will follow these guidelines as laid out below for collecting monies from customers.
“Customers making a booking pay a deposit of 25% in order to confirm a booking, with the balance due 8 weeks prior to the arrival date. For bookings within 8 weeks of arrival date, payment is required in full at the time of booking.”
We will follow these guidelines as laid out below if a customer cancels a booking
“The following cancellation charges apply
Cancellation refunds
up to 8 weeks - no cancellation charge
4-8 weeks - 50% of rate refunded
2-4 weeks - 25% of rate refunded
Less than 2 weeks - no refund”
The customer’s booking contract is with you and as such we do not have any responsibility to compensate customers for any loss or damage, personal injury or death suffered during the rental
We will not be liable for any damage or loss to your property caused by customers who have booked the property through us
If you know the property will not be available for bookings you must inform us at the earliest opportunity, we will then mark the property as unavailable and we will not take any bookings during that period
In the unlikely event that your property is not available for a customer, i.e. in case of a fire wars, natural disasters, or other force majeure, we will give the customer a full refund of any monies paid.
If you make the property unavailable for any other reason after a property has been booked by a customer we will refund any monies paid by the customer to them less our fees. We will invoice you for our fees which when received we will forward to the customer. Customers will be directed to you to resolve any disputes.
Any complaints from the customer about your property will be directed to you. We act on your instructions for representing your property and accept no responsibility for misrepresentation.
Unless otherwise agreed with you we will advise customers that pets are not permitted
We will act as a point of contact for your customers .We will endeavor to assist them however we are not obliged to do so.
We have the right to terminate our service at any time without notice and for any reason, including without limitation, breach of these terms and conditions and you agree that we shall not be liable to you or any third party for termination of our services.
This contract will run for 12 months from the date you agree and sign it.
We will contact you before the 12 month contract expires to see if you wish to continue with our services. We will not be liable for any loss or damage which occurs before or after our visit. To the extent permitted by law, Rent Sell Me A Property.com will not be liable for any indirect or consequential loss or damage whatsoever (including without limitation loss of business, opportunity, data, profits) arising out of or in connection with the use of our Services  .
You agree to indemnify and hold Rent Sell Me A Property.com harmless from and against any breach by you of these Terms and Conditions and any claim or demand brought against Rent Sell Me A Property.com by any third party arising out of your use of the Services, including without limitation, all claims, actions, proceedings, losses, liabilities, damages, costs, expenses (including reasonable legal costs and expenses) howsoever suffered or incurred by Rent Sell Me A Property.com  Services in consequence of your breach of these Terms and Conditions.                 
If any of these Terms and Conditions should be determined to be invalid, illegal or unenforceable for any reason by any court of competent jurisdiction then such Term or Condition shall be severed and the remaining Terms and Conditions shall survive and remain in full force and effect and continue to be binding and enforceable.
These Terms and Conditions shall be governed by and construed in accordance with the law of England and you hereby submit to the exclusive jurisdiction of the English Court.

Terms and Conditions for Lanlords with Long Let properties where Rent Sell Me A Property.com act as the agents.

Definitions:

You will need to leave 3 sets of keys in order for us to meet and greet your customers. We will give 2 sets of keys to your customers and we will retain 1 set of keys at our secure premises. 
We will collect the keys at the end of the booking.
We will not be liable if customers fail to return the keys at the end of the booking period. In the event keys are not returned we will inform you and await your further instructions.

Terms and Conditions for Spring Cleaning Package

“We” and “our” and “us” means Rent Sell Me A Property.com “You” means the property owner
“Your property” and “the property” means a property you have a legal right to allow us to enter
“Customer” and “customers” means the person renting the property from you (if let out)
Acceptance of terms- By using our services you are fully accepting our terms, conditions and disclaimers contained in this notice. If you do not accept these terms and conditions you must not use our services.
We reserve the right to update or amend these Terms and Conditions at any time and your continued use of our services following any changes shall be deemed to be your acceptance of such change. It is therefore your responsibility to check the Terms and Conditions regularly for any changes.
We will spring clean your property on your instructions
In order to enter the premises you will need to ensure we have a set of keys or arrange for our entry.We will need details of any security systems. This information will be confidential and not released to any third party.
If you have provided us with the keys we will leave the keys at the premises after we have completed the spring cleaning, unless otherwise instructed by you 
We will use our own cleaning materials unless instructed otherwise
We will clean and sanitize bathrooms leaving toilet roll in each bathroom
We will clean the kitchen work surfaces
We will fill and empty the dishwasher or do the washing up. Excessive amounts of washing up may incur extra costs. We allow no more than 60 minutes for washing up.  
We will clean all kitchen cupboard doors. We will clean the shelves inside the kitchen cupboards
We will wipe down kitchen appliances
We will clean inside the kitchen appliances
We will empty the fridge and freezer and clean them inside. We will expect you to unplug the freezer the day before we attend to do the spring cleaning. In event that the freezer has not been defrosted we may not be able to clean inside the freezer adequately We will vacuum all internal floors
We will mop all internal tiled areas
We will empty bins and remove the rubbish from them, we will place clean bin liners in the bins
We will dust all the furniture and ornaments, We will dust and vacuum window blinds and curtains
We can arrange to have curtains washed or dry-cleaned at an additional cost
We will vacuum the sofas
We will dust or vacuum lamp shades as appropriate
We will wipe visible marks off light switches doors
We will clean internal and windows up to 2 meters high
We will vacuum all the mattresses
We will strip, wash, dry, iron bed linen and remake beds.
We will sweep the outside patio areas
We will hose down the outside patio areas (access to water required)
We will wipe the patio furniture
We will ensure light bulbs are working and replace bulbs as necessary if a supply is left at the property by you. If light bulbs cannot easily be removed from the fittings we will not replace them
We will check the gas bottle if applicable and arrange to replace it if needed. We will only replace the gas bottle if the cost of replacement is paid in advance by you
We will not be liable for any loss or damage that has occurred at the property before or after arrival
We will inform you via email or telephone when we have completed the cleaning and of any unusual findings
Payment should be made in full within 7 days of us completing the spring clean by cash, paypal or direct bank transfer, if for any reason you are not 100% happy with our service you should inform us within 24 hours in order that we can resolve the situation
If payment is not received within 7 days of us completing our service we
reserve the right to charge interest on the outstanding balance
We have the right to terminate our service at any time without notice and for any reason, including without limitation, breach of these terms and conditions and you agree that we shall not be liable to you or any third party for termination of our services.
We will not be liable for any loss or damage which occurs before or after our visit. To the extent permitted by law, Rent Sell Me A Property.com will not be liable for any indirect or consequential loss or damage whatsoever (including without limitation loss of business, opportunity, data, profits) arising out of or in connection with the use of our Services  .
You agree to indemnify and hold Rent Sell Me A Property.com  harmless from and against any breach by you of these Terms and Conditions and any claim or demand brought against Rent Sell Me A Property.com   by any third party arising out of your use of the Services, including without limitation, all claims, actions, proceedings, losses, liabilities, damages, costs, expenses (including reasonable legal costs and expenses) howsoever suffered or incurred by Rent Sell Me A Property.com in consequence of your breach of these Terms and Conditions.

Terms and Conditions for the Freshen Up / Change Over cleaning package

Definitions:

“You” means the property owner
“Your property” and “the property” means a property you have a legal right to allow us to enter
“Customer” and “customers” means the person renting the property from you (if let out)
Acceptance of terms - By using our services you are fully accepting our terms, conditions and disclaimers contained in this notice. If you do not accept these terms and conditions you must not use our services.
We reserve the right to update or amend these Terms and Conditions at any time and your continued use of our services following any changes shall be deemed to be your acceptance of such change. It is therefore your responsibility to check the Terms and Conditions regularly for any changes.
We will clean your property on your instructions

We will check the gas bottle if applicable and arrange to replace it if needed. We will only replace the gas bottle if the cost of replacement is paid in advance by you
We will not be liable for any loss or damage that has occurred at the property before or after arrival
We will inform you via email or telephone when we have completed the cleaning and of any unusual findings
Payment should be made in full within 7 days of us completing the clean by cash, pay pal or direct bank transfer, if for any reason you are not 100% happy with our service you should inform us within 24 hours in order that we can resolve the situation
If payment is not received within 7 days of us completing our service we
